Precise Material Lists
Our precise material lists include all material and labor quantities for both rough & finish.
- Structural Shell: framing lumber, sheathing, hardware, roof trusses, stucco, exterior trim, roof tile, gutter, downspout, insulation, drywall, doors, and windows
- Interior Finishes: floor coverings, paint, interior trim, shelving, cabinets, countertops, lock sets, bath hardware, lighting & plumbing fixtures, and appliances

Product Finish Selections
We go through the actual finish product selection process on behalf of our client, which includes all finish products listed below. We assemble an electronic file that contains photos, product descriptions, brand & model (if applicable) and target pricing. The intent is provide as much detail as possible so all sub-contractors are bidding the project consistently.
Finish Products: hardware, siding, roofing, doors & windows, floor coverings, paint, interior trim, shelving, cabinets, countertops, lock sets, bath hardware, lighting & plumbing fixtures, and appliances
All projects are truly unique and each offers a wide range of opportunity along with the project owner’s willingness to entertain a varying range of suggested project enhancements, so whereas the specific process we use varies accordingly the significant savings it generates for the owner and/or general contractor does not. Bid Package Submittals Management
We provide all Sub-Contractors with Bid Instructions, Product Finish Selections, and a Bid Submittal Worksheet that includes all material & labor quantities. Subs are instructed to provide unit pricing and to identify and provide all ‘Bid Addendum’ items that require additional comment or express concerns with either material lists or product specifications.
Comparative Bid Analysis
Our sub-contractor comparative analysis includes a side-by-side comparison of all sub-contractor bids by phase to identify additional areas of opportunity. For example, if material costs vary by bid, then we can assist a sub in his procurement negotiations so his overall bid is more competitive. We also have a consortium of manufacturers that we represent, all of whom aggressively pursue and price multifamily projects. Our strong network of pre-qualified suppliers allows us the opportunity to procure many materials at a lower cost and coordinate the purchase with the subcontractor, resulting in a lower overall project cost.
